Remodeling Do’s & Don’ts for HOA Members



Homeowners who are members of a homeowner association should always seek approval from the HOA before renovating their kitchen or any part of their home. That’s because if you decide to push through with renovations that don’t comply with an HOA’s Covenants, Conditions & Restrictions, your HOA can force you to halt renovations or restart from scratch. To avoid this scenario, you should keep in mind some remodeling do’s and don’ts.

Remodeling Do’s

  • Familiarize yourself with the CC&Rs. Remember: it’s ultimately your responsibility to make sure your remodeling project is compliant with the HOA’s CC&Rs. Fortunately, your contractor can help you understand the CC&Rs and ensure compliance. 
  • Get pre-approval before renovating. As mentioned earlier, you should always seek pre-approval before starting any home improvement project. After submitting an application, you can expect a response from your HOA within 14 to 30 days. Additional details about the HOA’s approval process should be included in your CC&Rs. 
  • Vet contractors before hiring them. After acquiring pre-approval for your remodeling project, you need to hire contractors who are qualified for the job. Remodelers should be licensed and insured. However, your HOA may have additional requirements for contractors, so it’s best to ask your local board. 
  • Get the necessary permits. The CC&Rs should state whether it’s your responsibility to apply for the necessary construction permits. 
  • Give your neighbors a heads-up about the upcoming renovations. Given that renovations generate a lot of noise, it’s a good idea to inform your neighbors about your upcoming project. To minimize disruptions to their routines, make sure construction work is done during HOA-approved hours. 

Remodeling Don’ts

  • Don’t forget to inform your HOA when renovations are finished. Remember: clear and constant communication between all the parties involved is vital to the project’s success. 
  • Don’t forget to ask for the warranty documents. You’ll need these in the case of installation errors.
