  • Utilities. If you are considering finishing your attic as a living space, you will need utilities like electricity and HVAC (heating, ventilation, and air conditioning). Some homes have plumbing running near the attic floor, which can make it possible to include a bathroom in the remodeling plan. The attic typically has electrical lines sufficient for lighting and ventilation and may need a higher-capacity connection to the house’s electrical panel. A ductless or mini-split system can be a solution for heating and cooling the attic.
  • Roof age and condition. Before planning an attic remodel (or any other home remodel, for that matter), you have to make sure that the house has good “bones”. If you intend to keep the shape of the attic as it is, the framing has to be in good condition, with no signs of rot, warping or any indication that it will need to be replaced.   • Loft. A loft can become a recreation room, a home theater or a hobby room.
  • Guest room. A guest room in the attic provides more privacy than a converted bedroom and will not cost as much as a detached dwelling. Converting an attic to a guest room can be a bit complicated because of building codes, but a good designer can help you determine if your attic would work as one.
