If you’re having your home renovated, it’s rarely a good idea to tackle the job on your own. After all, inexperience puts you at risk of making mistakes that can be costly to rectify. Instead, hire a qualified design/build company to get the job done. Take note that not all home renovation contractors are created equal, and some definitely don’t have your best interests at heart. Fortunately, you can avoid problems by knowing what to look out for.

Refusing to Sign a Contract

A contract should always be drawn up for both parties to sign; it legally binds your contractor to do the project according to your specifications. Should anything go wrong, the contract can hold up as evidence in a court of law. Therefore, if a design/build company refuses to sign a contract before starting work, decline to allow them on your property.

No Proof of Insurance or Licenses

Before you sign on the dotted line, be sure to ask the home remodeling company to provide proof of licensing and insurance. Licensing proves that they know the building codes for your area and are authorized by the city and state to perform remodeling jobs. Insurance protects you from any liability should injuries or accidents occur on your property during the job. If they cannot show you any documentation, take it as a red flag and part ways with the company immediately.

Asking for Too Much Money Upfront

When you’re hiring a design/build company to remodel your home, it’s standard practice to pay a down payment before work starts. However, down payments are usually only 25-50% of the total project cost. If your contractor asks you for more than this upfront, don’t move forward. This is likely a red flag that they’re not a financially stable, reputable company.
