4 Tips to Ensure the Success of a Garage Conversion Project



Giving an underused garage a makeover is a great way to add livable space to your home. Whatever your exact plans, one thing is for sure: this project has the potential to increase your property’s overall value. But as with other home renovation projects, you’ll need to play your cards right to maximize not just your return on investment, but also your satisfaction with the final space.

Here are our top tips to help you pull off a successful garage conversion.

1. Figure out how to use the space.

What can you picture doing in this space? You’ve likely already tossed around a few good ideas, like a playroom for the kids or grandkids, a dedicated home office, a new guest room, a complete home gym or even an in-law suite. The possibilities are endless with garage conversions, but choosing a direction early on will give you more time to plan the details.

2. Secure permits. (Or have your contractor do it for you!)

Like most major home remodeling projects, a garage conversion will need a permit. This will ensure your conversion plan meets building codes and local ordinances for living spaces. Requirements vary depending on where you live, so it pays to check first with your local zoning office or building inspector. The easiest way to go about this is to hire a reputable local contractor who is already familiar with your city’s permit application process.

3. Don’t forget insulation.

Many garages are under- or uninsulated, which is why they can feel stuffy in summer and cold in winter. If this is the case for your garage, remember to set aside a portion of your budget for wall and ceiling insulation. You’ll also need to find out if your HVAC system can handle the additional living space.

4. Be picky about the floors.

Your garage’s concrete slab is likely strong enough as-is, but changes like patching, cleaning and the application of a moisture barrier may need to be done before new flooring material is installed. Everything after these preparations will be a matter of preference, whether you go with tile, carpet, laminate, hardwood or simple polished concrete. Alternatively, a floor may be built over the concrete slab—a good option if you want its level to match that of the rest of your home.
