‘Over-Improving’ & How to Avoid It

Home remodeling projects can be very rewarding, but there are times when homeowners make the mistake of “over-improving.” What does this mean and how can you avoid it? Here’s a rundown from our team of experts.

Over-Improving Explained

If you are spending time and resources to the point where the overall cost of the project is far greater than the value you get out of it, you’re over-improving. This usually happens if you prioritize the wrong things during a remodeling project, but it can easily be avoided if you keep the following tips in mind.

  1. Upgrade for your benefit. Any type of home renovation should be made for your own benefit, most importantly. By making your needs the focal point of your project, you will be more likely to limit your spending to improvements that you can truly appreciate. Even if you plan to sell your home, improvements aimed at your needs will give it more value than improvements made simply for financial gain.
  2. Consider your tenure. Any home remodeling project’s value is directly related to how long you plan to stay in your home. If you don’t see yourself living there for more than a couple years, then even minor renovations might not be worthwhile considering how short a time you will benefit from them. On the other hand, if you’re going to stay put for the next 10 or 20 years, then you don’t have to worry too much since the long-term value of your upgrades will be returned.
  3. Don’t compromise other areas. You can have a case of over-improving even if you’re getting a lot of value out of your upgrades. This usually happens with home additions where other parts of the home end up being compromised. For example, adding a deck can be considered over-improving if the new deck takes up too much of your existing yard space. This is why it’s important to consult a remodeling contractor to make sure that your changes will not negatively affect the value of the home.
