Do’s & Don’ts of Remodeling in an HOA Community



If you have been planning a remodel, you may need to obtain an HOA board approval. Homeowners associations usually have regulations regarding the overall appearance of your home. In addition, these restrictions can include fences, plumbing and even landscaping.  

Does Your Project Require HOA Approval?

Remember that an HOA approval may not be required only for exterior home renovations. As mentioned, it can be necessary for relocating load-bearing walls, adding or splitting rooms, rewiring or relocating electrical systems and even kitchen renovations. On the other hand, projects that don’t usually need approval include bathroom remodeling, interior painting and kitchen sink installation. Given these variations, it’s ideal to review your HOA’s Covenants, Conditions & Restrictions (CC&Rs) to understand which projects require approval. 

Do’s

  • Review the HOA’s CC&Rs. Every community’s CC&Rs are unique and can differ widely, so make sure you have the latest version for your community. Be sure to ask the board for clarification if there’s something unclear to you about the guidelines.
  • Check whether your contractor understands HOA rules. This is one of the many reasons why it’s best to hire a local contractor. Remodelers must understand your HOA rules and regulations as well. Meanwhile, homeowners should know the rules and regulations before the actual construction commences. 

Don’ts

  • Get only one quote. Shopping around is a good idea. Keep in mind that getting at least three quotes can help you find the best company to do the job. Besides providing a reasonable kitchen estimate, your contractor should also specialize in the kind of project you’re planning. 
  • Assume your contractor is qualified. Make certain that you vet all candidates. Also, as a homeowner, you must ensure your project complies with regulations. Before starting any work, seek board approval first. You’ll also need to let your HOA know when your project is done.
